When it comes to building or renovating a home, the temptation to save money by doing some of the work yourself is understandable, but, as one of our earliest clients discovered, trying to cut costs by handling tasks like painting on your own can end up being more time-consuming and costly than expected.
The DIY Painting Example:
This particular client decided to save money by painting his home himself, instead of hiring our usual professional crew. While our team could complete all the necessary prep work, masking off, painting, and cleaning up in just two weeks, this client spent four weeks working tirelessly during his Christmas break to finish the job. Although he did save on labor costs, the time and effort he invested left him exhausted, and he couldn’t even enjoy his hard work once it was done. When he tallied the costs, he realized that, after accounting for his extra rent (as the job took longer than expected), his net savings were just $1,400.
While that might sound like a decent amount, it’s important to consider the long-term costs of doing things yourself. DIY projects often end up stretching timelines, causing frustration, and sometimes even additional expenses.
The Project Management Trap:
Another common pitfall people face is taking on the role of the project manager. It might seem easy enough, especially with project management tools and software available, but managing a build is far more complex than it appears. We’ve seen this time and time again: owners try to manage their own home build, only to encounter problems that spiral out of control. The cycle often starts with a well-intentioned decision: “We’ll get a cheaper builder who can manage the subcontractors.”
But here’s the issue—by underpaying the builder and giving them more responsibilities, you’re setting up the project for failure. Builders are experts at what they do, and a cheaper builder might not have the experience or resources to handle your project effectively.
The Real Cost of DIY:
Let’s break it down with a simple calculation:
- Labour typically makes up around 8–10% of the total building cost.
- Let’s say you find a builder who is 5% cheaper. That’s a 5% saving on 10% of the total cost, which translates into just a 0.5% saving overall.
- Now, if delays happen—whether it’s subcontractors not showing up on time, miscommunications, or unforeseen issues—the cost of additional rent or extended timelines can quickly overshadow any savings from a cheaper builder.
In fact, the cost of 7–8 weeks of extra rent due to delays could easily cancel out any financial benefit from choosing a cheaper builder.
Managing Conflict:
Unfortunately, when things go wrong, the situation can get even worse. we’ve witnessed situations where owners begin to accuse subcontractors of making mistakes, demanding that they pay for damages or corrections. One memorable example was when an owner lined up all the subcontractors and demanded to know who scratched the bath. The tension was so high, it quickly escalated into a heated confrontation.
In contrast, as a seasoned builder with a reliable team of subcontractors and suppliers, we’ve been able to handle issues smoothly and without drama. When we discovered a scratch on a bath in one of our projects, we quickly got to the bottom of it. The electrician admitted to dropping his screwdriver, and although it was frustrating, we handled it efficiently. The plumber didn’t charge for his time, the tiler came in at night to redo the work, and the supplier replaced the bath at cost. One of the subcontractors also ended up buying the scratched bath for a rental property.
Why Experienced Builders Are Worth It:
The key takeaway here is that experienced builders have a trusted network of suppliers and subcontractors who work well together. This makes a huge difference when small issues arise because problems can be sorted quickly and without added costs.
As the saying goes, “If you want an expensive job, employ an amateur.” When you hire an experienced builder, you’re not just paying for the physical work; you’re also paying for the reliability, expertise, and professional relationships that help your project run smoothly.

- Doing things yourself can be a false economy in the long run.
- An experienced builder is likely to have a reliable pool of suppliers and subcontractors to ensure the building project runs smoothly.
